1)Tenancy.
Tenancies are concluded by WelcomeSalento in the name and on the proprietor behalf at the prices which are indicated in the price list. These houses belong to private persons and they are different the one from the other; for this reason it’s impossible to have a general identical standard for all houses and to describe them in a complete way.
You have to specify your needs (freezer in the fridge, kitchen with oven, iron, orthopaedic bed bases and mattresses, obligatory accommodation for single and double beds in bedrooms, corridors between the rooms and the bathroom, bedrooms linked by internal doors to control children, lack of steps among the rooms or between the house and the terrace, phobia at animals or insects, problems of asthma for painting used to paint walls, silence around the house) at the moment of reservation and to ask for all clarifications before to subscribe the contract.
Each house is rented as it is described on the catalogue which carries weight for any divergence.
Beds which are marked whit “+” are available beds in the houses considered of emergency and less comfortable then normal beds for disposition or privacy.
2)Reservations
Reservations are considered valid only to the reception of the bulletin of reservation and
relative amounts. Reservations are always confirmed in a writing form. Contracts are nominative and not transferable to a third party without a preventive authorization of the agency. The lease is brought to perfection with the delivery of the house.
3)Payment
The bulletin of reservation must arrive within 1 day from the telephone confirmation with a deposit of 30% and 30euro relative to the entrance fee. You have to pay the 3% of extra charge for costs on changes, on currency transfers, on postage for reservation from and to foreign countries.
The sale must arrive 30 days before the date of your arrival day. If you’ll reserve 30 days before this date, you have to pay the entire amount. The one that leaves to pass these deadlines without to make any payment is considered remissive and the reservation will be annulled.
The costs of water, light and gas are excluded from the price of the location. You have to pay the guarantee deposit, the delivery charges, the eventual required linen, the air conditioning or heating if required and eventual extra charge at your arrival day.
4)Guarantee deposit
You have to pay 150 euro as a idle fund of guarantee which will be returned to you at your departure day if there is no damage to the house. The guarantee deposit will be contemporaneous returned at the redelivery of the keys to the person in charge only when the last has taken up possession of the house. If you can’t personally return the keys to the person in charge, the guarantee deposit will be returned by post. It will be required a deposit of 200 euros for the house with 3 beds if you are less of 24 years old. This guarantee is asked to who want to bring animals, if they are consented by the proprietor.
5)Number of persons
The number of persons who accommodate in the house cannot be higher than the number indicated on the catalogue. A number of persons more high can be a reason of a contemporaneous rescission of the contract without any charge of compensation. One of the children until 3 years old is not charged; the other are considered as adults. The guest has to communicate to WelcomeSalento his tax number and the other details of his identification document at the reservation moment.
6)Arrivals and departures
The arrivals occur after 5p.m. and the departures before 10a.m. on Saturday. It is possible to modify the arrival and the departure timetables subject to agreement with the person in charge and always compatibly with needs and rights of next and outgoing guests.
Any modification to timetable are agreed with the person in charge and it is subordinated to his acceptance. All prices of people and luggage transports are paid by the guest.
7)Equipment
The houses are provided with sufficient equipment and secondary.
Equipments for 4/5 persons are for example: plates, cutlery, glasses and espresso cups for six persons; 1 tureen, 1 frying pan, 1 pot, 2 different saucepans, 1 milk pan, 1 coffee pot, 1 ladle, 2 wooden spoons, 1 grater, 1 corkscrew/bottle opener, 1 tin-opener, 1 chopping board, 1 pail, 1 floor-polisher, 1 broom, 1 shovel, 1 plastic basin, 1 or more ashtrays.
All houses have at least: a stove with 3 burners or a cooker with oven; 1 fridge; hot water for shower; a table with chairs; a cupboard; bed bases and mattresses; 1 blanket to each bed.
Deckchairs, table and chairs on the outside, ironic, orthopaedic bed bases and mattresses are at the discretion of the guest.
Linen is excluded. You can only hire the bed linen (sheets) at the price of euros 6,50 a head and you have to change it once in a week at least.
You have to control the household appliances at your arrival day and their eventual repair during your stay is charged to you. The repairs and substitutions will be effectuated in compatible time with the individual local realities. The gas bottles are directly substituted by the distributor and the spent amount will be refunded.
8)Order and cleanliness
The houses are tidy and clean delivered. Detergents and sponges are charged to you.
The costs of the delivery of house and the final cleanliness (to clean the bathroom and the kitchen with disinfectant detergents, to sweep and wash the floor, to control the equipment) are of euros 26 for one-room flats, euros 31 for two-room flats until 4+1 beds, euros 37 for three-room flats until 6+1 beds, euros 42 for other typologies of houses. Higher costs can be required for big houses or for uncomfortable houses in position or disposition of the rooms.
In some localities, houses and balconies can appear dusty if they are cleaned ahead of time or because of gusts of wind.
The guest has to take care of: to wash dishes; to empty and to turn off the fridge; to turn off the water heater; to empty the dustbin taking away the rubbish; to tidy up the eventual furniture moved during the stay.
You have to use a sheet at least between your body and the mattress, even if you use a sleeping bag; you would pay the washing of bedspreads or mattress covers if you don’t use it. All the non-performances will involve to debits which are valued by the person in charge.
Damages caused by the guest or those of ordinary maintenance (WC and sinks stoppage, detachment of sockets, substitution of bulbs, damages to furniture or to the house, stained bedspread and/or mattress covers, broken dishes, etc..) are charged to the guest and the import is directly deducted from the guarantee deposit. In the case of doubt, the person in charge will deduct the entire deposit and he will returns the eventual difference with the receipt.
9)Cancellations, modifications and recesses
All cancellations and modifications have to be confirmed by the guest in a written form.
a)Cancellations of reservations bring to the loss of the entrance fee and to the following penalties which are calculated on the entire amount of the stay, after IVA:
1) 5% until 30 days before the arrival day
2) 30% from 30 to 7 days before the arrival day
3) 100% from 7 days before the arrival day.
The stay is not divided in weeks and it is considered as a single period; the reference date is always that of the beginning of the stay whatever the cancelled week is.
b)Non-arrival; if 24 hours pass from the non-arrival and without communication, WelcomeSalento will be free from any commitment and it will return the availability of the accommodation to his owner without any charge to his expense.
c)Modifications to already made reservations; the modification involves with it a debit of euros 15 a guest, except for availability and eventual adjustements from both parts.
d)Cancellations from WelcomeSalento or from the house’s owner. If the cancellation is due to expressed will or to serious negligence which doesn’t allow the partial or total stay, the paid sums will be in part or in all refunded according to the period of benefit; however, eventual penalties charged to WelcomeSalento cannot cost more than the 30% of the entire amount of the stay excluding each other refund to moral or material damages suffered by guests. If the cancellation is due to reasons of force majeure which obstructs the regular stay, the entire amount (or part of it) is refunded except the entrance fee.
10)Complaints
Each house is visited and controlled and the descriptions in the catalogue are truthful and edited in good faith. We decline since now all responsibility for eventual modifications made by the owner or happened after the printing of the catalogue unbeknown to us. You have to report eventual failures to the person in charge and they are repaired as soon as possible. You have to report immediately any complaints to WelcomeSalento within 48 hours from the arrival day. If you prematurely leave the house without any authorization, you will lose every right or an eventual refund of the not enjoyed rent. Any complaint reported at the end of your stay is not considered.
11)Cancellation’s guarantee (2%)
It is valid only for the amount of the stay and it is applied only to the location of building.
According to the hypothesis of cancellation provided for by art. 9, which precedes, letter a), numbers 2 and 3, until 48 hours from the arrival day, it protects those guests who cancel the reservation for reasons of force majeure and it predicts the return of all the amounts dues from the guest with a franchise of 10% on the amount of the entire stay.
They are reasons of force majeur:
- serious, sudden and unforeseeable illness to the member or to the relatives (the family status or a declaration at the reservation moment are taken into account) which involves an admission to hospital or a forced stay at home or a serious accident all appeared after the reservation (cases due to chronic illness or to pre-existent pregnancy are excluded), in any case proved by a clinical documentation which certifies impossibility to travel;
-death of the member or of his spouse, his son, one of his parents or mother-and father in low, on condition that the death doesn’t derive from wars, insurrections, popular movements, natural disaster.
The notice of renunciation has to arrive to WelcomeSalento by a registered letter with return receipt within 48 hours from the event and not longer than 48 hours before the beginning of the stay.
You have to send to WelcomeSalento the request of reimbursement and the relative documentation within 15 days from the event. If you don’t respect these instructions, the cancellation’s guarantee will be inactive. This cancellation’s guarantee refers only to the stays in the houses. Travels are excluded.
12)Travels
WelcomeSalento makes all the maritime and air reservations in the name of the guest to the qualified agencies; so you have to stick to their contractual conditions.
13)If you book by www.WelcomeSalento.it, you’ll contemporaneously accept the 14 regulated rules on this site at the moment of the reservation.
14)Law court
The court in Lecce will be competent for any controversy.
